Dạng passage bất động sản nào hay gặp nhất trong TOEIC?
Ba dạng phổ biến nhất: (1) Thông báo cho thuê văn phòng/mặt bằng — Part 7 single passage, (2) Email trao đổi giữa tenant và landlord về renovation/maintenance — Part 6 hoặc Part 7, (3) Quảng cáo bất động sản — Part 7 với câu hỏi về chi tiết và suy luận.
"Lease" và "rent" khác nhau thế nào?
Lease là danh từ chỉ hợp đồng thuê (thường dài hạn, có ràng buộc pháp lý). Rent là danh từ chỉ số tiền thuê hàng tháng. Ví dụ: "The lease requires a monthly rent of..." Trong TOEIC, phân biệt đúng hai từ này rất quan trọng.
"Premises" dùng số ít hay số nhiều?
Premises luôn ở dạng số nhiều khi chỉ mặt bằng/cơ sở kinh doanh (dù nói về 1 toà nhà). "The premises are well-maintained." (KHÔNG PHẢI "premise is"). Đây là bẫy TOEIC phổ biến.
